Real Estate Marketing Strategies: 5 Tips to Feng Shui Your Mind and Get Your Listings Sold

Is Your Mindset Working For You?

In today’s changing market where the predominant energy is fear, your challenge is to be extremely vigilant about what you focus on. Why is your deliberate focus more important now than ever?

What are you giving attention to? If you’re giving attention to what you don’t want, such as lack, that is what you’ll be getting. It may also show up for you as attracting unmotivated, indecisive, and uncommitted clients. However, change your mindset and you’ll be attracting your ideal clients – clients that are appreciative of your services.

In my 10 years of experience empowering real estate agents to reach their goals, I’ve coached many clients who were subconsciously attracting unwanted outcomes. They came to me feeling panicked and worried about market conditions and slowing sales.

Tip 1: Create a Clear Focus

Too often I hear my clients say, “I want my listings to sell” without being clear on what their desired sales scenario looks like.

I suggest visualizing your ideal sale. See yourself placing the SOLD sign and declare the number of days the home has been on the market. Ask yourself how the purchase price compares to the asking price. What is your income?

You get the idea. Be clear, detailed, and specific about what you want. Once you are, then choose to focus on only that. Channel your energy with the intention of attracting what you want.


TIP 2: Create Harmony Between Your Energy and Your Desires

Feel what it feels like to already have what you want. When you do, the energy vibrations you send out into the universe match what you desire, attracting it back to you.

To create that matching energy, visualize in an “as if” mode. In other words, use the power of your imagination to feel “as if” your listings have already sold as quickly, easily, and profitably as you wanted.

What positive feelings are you experiencing? Most agents who do this activity say that they feel confident, satisfied, elated, exhilarated, just plain good, etc.

Whatever your unique feelings, know that the more you experience them, the more you magnetize the events leading up to these feelings to fall into your lap. So practice this “as if” mode every day

“My current house sells and I feel elated, happy, and ecstatic. I have two transactions that close in the coming month and I feel accomplished, successful, and prosperous.”


Tip 3: Clear Your Mental Clutter

Your energy needs to flow freely without encountering harmful obstructions so that the Law of Attraction will work for you. So clear away all self limiting beliefs. How? You’ll need to do a little soul searching, usually with the help of a professional coach specializing in this area, to uncover your subconscious opposing beliefs. They are our blind spots. They are below the surface of our awareness.

After you have identified these self limiting beliefs, reprogram them to become Empowering Beliefs that are in alignment with what you want. Here is an example of one of the self limiting beliefs that I often hear from my clients, followed by what it sounds like after I helped them reprogram it into an Empowering Belief:

Self limiting belief: “I don’t have what it takes to get my listings sold in a market as tough as this one”

Empowering belief: “I have everything I need to succeed at getting my listings sold in any market”

Now, just how important is it to clear your mental clutter through this transformation of beliefs?

Think about it this way. You wouldn’t risk sabotaging a sale by inviting clients to view a home that was cluttered with boxes or furniture that block freedom of movement. Yet you are probably trying to invite business into a mind that is cluttered with self-limiting beliefs that constrict the flow of energy into your business and block you from getting the very business that you want.


Tip 4: Take Inspired Action and Allow It to Come to You

Replace action based on fear with action based on intuition. There’s a very good reason for this. When you follow your inspired thoughts with inspired action – steps you are motivated to do by your inner nudgings or hunches – you feel good, energized and joyful. These feelings positively raise your energy vibrations and you become even more magnetic for what you want.

Here’s a tip: Find a way to quiet your mind so that you can listen to your inner nudgings. Chances are you’ve already experienced what intuition feels like, and you probably have acted on that intuition. That’s an example of inspired action. Begin to appreciate all of your thoughts and feelings so that you are more aware when you do get a hunch. Then act on it. What is your intuition telling you to do?


Tip 5: Follow the Formula

Properly practice the Law of Attraction to get the results you want. Similar to feng shui, practicing the Law of Attraction requires understanding and consistent implementation on a day-to-day basis.

If you find this challenging to do on your own, know that you are in the good company of many others. Most of my clients find it much easier and more effective to have the ongoing guidance, support, and encouragement that a professional business coach can offer.

Whether going solo or with a coach, the bottom line is that you want to make sure you are correctly following the step-by-step process for the Law of Attraction. Why? Real Estate Marketing Strategies: 3 Simple Steps to Creating Your Ideal Income

Imagine for a moment reaching your ideal income this year. What would that look like and feel like? What would you be able to do that you can’t do now?

Ask yourself what are the things you need to be doing right now to manifest that? Do you need to find a way to raise your motivation? Do need to stop procrastinating? Do you need to stop avoiding marketing? Do you need to be more accountable to yourself?

If you want to learn a simple way to create your ideal income, then read on…

Step 1:  Get clear on what you do want.

Do know exactly where you want to be professionally in 12 months from today? To achieve even more clarity, I invite you to this simple visualization.

Sit in a comfortable place where you won’t be disturbed. Ask yourself the following questions:

- In a year from now, what kind of work do you want to be doing?

- How many hours a week do you want to be doing it? 

- Who would be your ideal clients and colleagues?

- What kind of people do you want to be around? 

- What would be your ideal physical surroundings for work?

 -Finally, ask your self what would be your ideal income? Pick a figure that is realistic but optimistic.

Here’s an example from one of my clients of what your visualization might look like, “In one year from today, I see myself doing real estate, working mostly with listings, and being surrounded with people I like, people who are upbeat, responsible, committed and motivated. I have my own office, and I am looking out of a big window, looking at a garden. My income is $150,000 net.”

How close is that to what you want to create?

Step 2: Overcoming the obstacles, challenges, self limiting beliefs, and self sabotaging strategies.

In Step 1, you got clarity on your ideal professional life. In Step 2, you identify the blocks you’d need to overcome to get there. So ask yourself what is stopping you? What are your self limiting beliefs? What are your self sabotaging strategies?

In my 30 years of coaching people to become successful, the self limiting beliefs that I hear the most are:

• “I’m not good enough”

• “I don’t know enough”

• “I don’t have what it takes to succeed”

• “I can’t do marketing”

• “If I market myself, I’m afraid I’ll be rejected”

Take a good look at the list and ask yourself which ones resonate with you? Here’s the good news: “These are not facts, these are beliefs and beliefs can be changed”. One of the things I help my clients to do is to reprogram their self limiting beliefs into Empowering beliefs. If you were to reprogram the beliefs above into Empowering beliefs what would they sound like? Anything like,

• “I am more than good enough”

• “I know all that I need to know and I can always research and find the answers”

• “I have all I need to succeed”

• “I’m learning to become a Master at marketing”

• “Since I have something of value to offer my prospective clients, most likely I’ll be accepted”

How would it feel to have those beliefs as your foundation?

Step 3: Create your script

Once you have clarified what you want and reprogrammed your self limiting beliefs, the next step is to create your script. What is the area that you need to develop the most? Is it marketing, is it time management, is it confidence building? Whatever you decide, you need a script to achieve it.

Why do I recommend a script rather than a plan? A business plan is a written document outlining a series of logical steps that lead to the realization of a goal in business. A business plan follows specific guidelines and requires certain information. A script, on the other hand, comes from your imagination. You can write what you want and not have to follow guidelines set by someone else.

Einstein once said, “Imagination is more important than knowledge”. Imagination is an integral part of ourselves and our intuition. When we write a script, we feel what we are writing and those feelings create physical sensations that connect our body to our imagination. When we are free to imagine and feel what we want, not only do we become like magnets to draw it to us, but also we are guided by “inspired action”.

What is the difference between “inspired action” and “frantic action”? The difference is between faith and fear. As you have probably heard, “Desperation doesn’t sell”. And yet, many of my clients have come to see me in a state of fear and panic. They have been taking action steps, frantic action, based on their fear and then they wonder why their marketing isn’t working. Fear doesn’t attract clients, it repels them.

“Inspired action” on the other hand are action steps that you feel inspired to do. What inspires you? Your vision, the reason why you’re doing what you are doing. Here’s a tip, if you really want to be successful, focus on the service you’re giving to others, not on the money. The money will follow if you are making a contribution and doing what you love.

One final thought on Faith vs. Fear. Here’s a story that illustrates the message: a student goes to his teacher and says, “I’m having a terrible struggle between my fear and my faith. My fear is represented by a black dog and my faith is represented by a white dog. They are battling all the time and I don’t know which one is going to win.” The teacher says, “Why, the white dog, of Course.” The student says, “How do you know?” The teacher says, “Because that’s the one you’re going to feed.”

Here’s a tip: How many creative ways can you find to feed your white dog?

How to Magnetize Your Ideal Clients

If you are working long hours, feeling exhausted, and not getting the results you want, you are not alone. Having been a business coach for real estate agents for over 10 years, I often hear my clients saying things like,

  • “Why do I always seem to get clients that run me ragged?”

  • “I’m tired of working with clients who aren’t really motivated.”

  • “Why am I attracting the wrong kind of clients?”

The Problem

Are you spending valuable time and precious energy working with your less than ideal clients?

You will know by the way you feel. Do you feel drained of energy, driven to distraction, and discouraged because your efforts are not bringing you a financial return?

If you’re feeling any of those feelings in working with your clients, then most likely your clients are indecisive, unmotivated, unqualified, and unappreciative of your services. This article will tell you how to attract your ideal clients.

The Good News you have the power to attract your ideal clients – those that you love to work with – using a powerful tool called the Law of Attraction. Just how powerful is it?

Here is a real-life example of the power of the Law of Attraction at work:

When one of my clients, Marsha, and I first started working together, she was afraid to be assertive. She also had subconscious self-limiting beliefs that were keeping her from reaching her desired goals and income. I helped her transform her beliefs to build a strong foundation for the Law of Attraction to work. The results? Here is what she recently wrote to me:

“Since learning the Law of Attraction from you, I find it easy to set boundaries and speak up for what I need. Using the Law of Attraction principles, I am able to attract my Ideal Clients with ease. But most importantly, when we started, I had zero business. Now I am averaging five transactions a month. That’s an increase of about $30,000 a month.”

The 5 Steps of the Law of Attraction

Step 1: Get Crystal Clear on What You DON’T Want.

The Law of Attraction teaches that like energy attracts like energy and you get what you focus on. Given that, it seems odd to focus on what you don’t want, doesn’t it? However, in my experiences of empowering others to reach their goals, I’ve discovered that this is what most people do all the time, unconsciously.

How many times have you caught yourself preoccupied with a lack of desired income, ideal clients, etc? Notice that you’re focused on the lack of something. What are you attracting? More of the same. Get clear about what you don’t want and you can deliberately stop giving it attention. What don’t you want in your real estate career? Make a list and write it down.

Step 2: Get Crystal Clear on What You DO Want.

Now that you know what you don’t want, it’s easier to get clear on what you do want. Look back at your list of “don’t wants” and for each one, develop a strong, detailed statement of what you desire. For instance, you might write something like: I want a six-figure income; I want to work with clients who are ready, willing, and able to close quickly, and so on.

As you write, challenge your status quo. This is about attracting your big dream. Go for it. And when you’re done, cross off everything on your “Don’t Want” list. You only needed to focus there long enough to get clear on what you do want.

Step 3: Get Into the Feeling Place of What You Want.

To attract what you desire, find a way to feel good about your “want” rather than frustrated at the lack of having it. Writing a desire statement helps you do that. This paragraph (about 2-3 sentences) describes what you want as if it were happening right now.

To write your desire statement, get into the feeling place of what you want. How? Ask yourself what serving your ideal client looks like? Visualize holding your dream commission check in your hands. Imagine receiving your desired income easily and effortlessly.

Now write your desire statement and read it aloud. How do you feel? Elated? Grateful? Energized? That’s how you should feel, and it’s how you know you are sending out the positive energy that attracts more of the same.

Step 4: Clear All Your Opposing Beliefs.

Remove all of your self-limiting beliefs so that the Law of Attraction will work for you. This means re-programming self-limiting beliefs and resolving inner conflicts that are not in alignment with what you want.

Don’t worry if you find this challenging. Most people do. Our self-limiting beliefs are usually subconscious, living in what I call a “blind spot.” Most of the time it requires the skill of a therapist or a coach to help identify these self-limiting beliefs and transform them into empowered beliefs. Even Tiger Woods has a coach to help him get past his blind spot.

What do self-limiting beliefs sound like? Take a look at some typical examples of actual beliefs I’ve heard:

  • “Maybe I don’t deserve success”

  • “It’s selfish to want more money”

  • “I’m not sure I want to be in real estate”

Step 5: Take Inspired Action and Allow It to Come to You.

Take Inspired Action and detach yourself from the outcome. In other words, do what feels inspired based on your intuition and inner nudges. Avoid Frantic Action that comes out of fear and a reactive mode. Once you take action, suspend your doubts and believe that what you want is on the way to you. This puts you in a state of joyful anticipation where your vibrations are high and you are magnetic for what you want.

Practical Tips for Applying the Law of Attraction Everyday

  1. Practice Gratitude. Open the door for more good to come to you. Start each morning thinking about all that you are grateful for. Keep a gratitude journal; write in it daily; read it often.

  2. Visualize. The more you visualize what you want, the faster it will come to you.

  3. Observe Your Own Self-Talk. Stop giving energy and attention to that pesky inner voice that brings your energy and vibrations down. Replace self-sabotaging thoughts with empowered ones.

  4. Ask Yourself Throughout the Day, “What Do I Want?” By doing that, you are focusing your conscious and subconscious mind on what you want to attract and you are increasing your magnetism.

Do What Brings You Joy! I have two rules here:

Rule 1: If it gives you joy, do it!

Rule 2: No, really, if it gives you joy, do it!

A Quick Recap: Remember that everything is energy – every thought, belief, and feeling – and that like energy attracts like energy. So, focus on what you want, tame your inner critic and send out what you want to attract to become magnetic for your ideal clients, new listings, more in commissions… whatever your professional heart desires.

Real Estate Marketing Strategies: 3 Mistakes to Watch Out for When Asked, "So What Do You Do?"

OK, so you’re standing in line in the supermarket, or you’re in an elevator, or you’re at a party, or you’re in a networking group. Sooner or later, someone is going to say to you, “So what do you do?” This is what you want, free publicity so to speak. However, how you handle this question could determine whether this person becomes a prospective client, a prospective referral source or just walks away.

This article exposes the 3 mistakes you could be making and why they don’t work. Then you’ll discover the ideal answer and understand why it’s important to use it.

Here are 3 common answers:

Mistake #1: You say too little

You say something like, my name is Jane Doe and I’m with _______________________ Real Estate Company. And then you smile hoping the other person will ask you a question. Probably they won’t. This is a mistake because you have made a short statement that doesn’t engage the other person’s attention. It doesn’t invite questioning. The other person may politely say what they do to fill in the awkward silence or they may excuse themselves in some socially graceful way.

Mistake #2: You say too much and ask for the business

You say something like, “My name is Jane Doe. I work for ____________________________Real Estate Company and I specialize in country homes. I love the country and I love to show country property. It feels so good to get outdoors, breathe the fresh air and help someone find a home they love in the country. So who do you know who is seeking to buy or sell a country home?”

This is a mistake because you said too much about yourself, did not ask a question that would engage the other person’s attention and its way to early to ask for the business. You should be cultivating a relationship with that person. Remember, people do business with you when they know, like and trust you. With someone you just met, you’re still in the “getting to know each other stage.” The most you should ask for is their business card and give them yours. If you have a connection with that person and would like to contact them in the future, you might consider adding them to your Sphere of Influence and sending them an Item of Value once a month.

Mistake #3: You talk on and on about yourself and your career

I know this may sound hard to believe but you’d be amazed at the things people say when they are nervous and trying to make small talk. So someone says, “So what do you do?” and you answer, “My name is Jane Doe and I’m with ___________________________ Real Estate Company. I have been with them for 5 years. It’s a great company. All the people there are so friendly and helpful. I am so glad I chose real estate. I love the flexible hours and the income potential. This really beats my corporate job and ….”

This is a mistake because it’s “all about you”. The only things you’re promoting here are (1) The nice atmosphere of your office and (2) what a great career real estate is. If you keep going you might talk the other person into becoming a real estate agent but they won’t be a prospective client or referral source.

So, what should you say?

In my 10 years of specializing in coaching real estate agents in doubling their incomes I have found one amazing answer that does wonders and I’m about to let you in on that secret.

Here’s the scoop. When the other person, asks, “So what do you do?” you need to ask them a question to engage them. The question is, “Well, you know when people are buying or selling a home how nervous and stressed out they can get?” Pause and let the other person respond with a “yes”. Then you say, “Well I take care of all the details and paper work, I hold their hand through the process and make the whole thing a relaxing, enjoyable experience for my client. My name is Jane Doe, and I’m a real estate agent with _______________________company.

Now, what do you think you’d feel or think if you heard that? Most likely you’d want to do business with that person. Why? There are 3 reasons:

  1. They didn’t talk about themselves.
  2. They showed that they have a thorough understanding of the issues and problems people face when buying or selling a home.
  3. They provided specific solutions to the client’s problems.

When you give this kind of answer there are a lot of benefits. Can you guess what they are? The other person will be genuinely interested because you’ve engaged them. The other person will begin to trust you because you put the client’s needs before your own. Finally, you answered in a unique way and that sets you apart from the crowd. So the next time the person has a real estate question, they are going to call you because you have demonstrated that you care.

With those kind of benefits wouldn’t you want to use this answer, memorize every word and have it roll off your tongue the next time someone says, “So what do you do?” You bet you would. Just watch your income increase.
